SELECTING AND HIRING A QUALIFIED CONTRACTOR

The ultimate goal is to:

  1. Get the best job possible for the best price.
  2. Establish a working relationship with a competent company.
  3. Be sure the contractor has the expertise in the work to be performed.
  4. Get proof of at least three years of experience and insurance coverage for your protection in case of injury or damage.

PROCEDURE TO FOLLOW

Call contractors you think will provide the greatest chance of success. Did the contractor do the following?

  1. Return your call promptly?
  2. Set up a date to visit the site?
  3. Meet that date or immediate alternate date?
  4. Offer to provide a detailed written quote (no verbal agreements)?
  5. Provide references?

AFTER INITIAL CONTACT

Do the "homework" before assigning work, check references and ask

  1. Were you satisfied with results?
  2. Was proof of workmen's comp and public liablity given?
  3. Any unexpected costs?
  4. Were you kept informed of the progress?
  5. What was the response to any problems after completion?

PROCEED AS FOLLOWS

An enlightened customer will

  1. Ask friends, relatives, and business associates for contractor referrals.
  2. Check references carefully.
  3. Visit sites of previous jobs, inspect the entire job.
  4. Make certain customer insurance coverage was provided.

BIDDING PROCEDURE

Consider only those who should be considered because of past performance. Meet with contractors you decide are the ones who will provide the best chance of success and ask for bids on the work. When bids are in, meet again and

  1. Ask for explanation of price variations.
  2. Negotiate any changes that may be required to arrive at a price within your budget.
  3. Get it in writing. Be certain the final price is agreed upon, signed by both parties, and copies provided.
  4. Carefully consider reputation before awarding bid to the lowest bidder.

PAYMENT SCHEDULE

Every contractor has their own policy regarding payments. The following is the expected routine.

  1. One third at start of work (men and material are on the site).
  2. Payments on progress of work.
  3. Customary 10% of total owed may be held back until a finish walk-through is held and both parties agree the job is completed.
  4. Final payment within seven days of completion agreement.

REVIEW OF CONTRACTOR'S PERFORMANCE

Little details often spell the difference between a satisfied customer or an upset, frustrated, angry customer with remaining concerns. Review the following.

  1. Was the job "clean swept"?
  2. Were extras handled properly?
  3. Was the contractor on the job as scheduled and did they call to confirm?
  4. Was work completed in a reasonable time?
  5. Were the workmen polite, prompt, and considerate of the customer?
  6. Were details such as telephone use, toilet facilities, radios, parking, etc. satisfactory?
  7. Did the contractor and employees discuss job issues, changes, and potential problems? Were all problems handled to your satisfaction?

If you answer "yes" to these questions, you have employed a qualified, reliable contractor. Stay with this contractor and recommend them to others.
